Windham – Anyone who has driven through the Maple Grove area in Windham has noticed the construction going on there. As with any construction project in a small community, there are rumors about what it’s going to be. In fact, there are lots of them. First let’s dispel some of them, then we’ll delve into the meat of what the project is about.
Let’s look at what it isn’t, then we will look at what it will be. It is not, I repeat, not, a gated community, nor is it a senior housing complex. It also isn’t subsidized housing, although section 8 applicants are welcome to apply.
It is a 30 Unit townhouse style complex being offered through the Affordable Housing Tax Credit Program. This will be a multi-family living development. The units will have three bedrooms and 2 ½ baths. There will be two units that are mobility/ADA compliant and one that is sensory compliant. The mobility/ADA compliant units will be one level. The standard units will be 1661 square feet and the mobility/ADA compliant ones will be 1351 square feet. These will be rental units with all city utilities (water, sewer, & garbage) paid by the owner. Tenants will be responsible for the rent and the electric. The units will be all electric and will have central air. The project’s estimated date of completion is June 2020.
This will be a housing community of sorts. Amenities will include an outdoor play ground area, soccer field and a community building. The community building will house a kitchenette, large indoor multi- purpose room that connects to an outdoor patio, manager’s office, fully accessible male/female restrooms, laundry facilities, exercise room, and indoor residential mailboxes. There will be no HOA fees of any kind and landlord(s) will take care of yard maintenance.
Other available services to the tenants are “Big Red” Bookshelf Program, consumer credit counseling, educational assistance programs / tutoring assistance, job training and or searching, along with placement assistance and primary health.
The housing will have income restrictions set by HUD. Those figures change, so therefore I am unable to give the rental cost. The income restrictions are as follows: 30% of AMI = $19,530, 50% of AMI=$32,550, and 60% of AMI = $39,060.
Applications will not be taken until 120 days prior to completion. That being said, it is advisable to get your name on the waiting list.
